The estate is located directly on the eastern border of Barnstaple. There are 36 PRC Woolaway properties (including 8 flats) owned by North Devon Homes on the estate. The properties are located to the southern boundary of Braunton.

History of Pill Gardens, Braunton

Pill Gardens was built in the early 1950's and the properties are of the same construction method as those properties NDH owns at Woodville (Woolaway) with large gardens and set back from the road.
 
Many of the customers who live in Pill Gardens have been on the estate for a number of years and have a significant link to the Braunton area. Turnover of existing housing on the estate to rent is low resulting in NDH not being able to meet a high demand for properties in the local area. 
 
The land the estate sits on is long and thin, with very narrow roads leading into it. The road along the rear of the site can only be accessed by single file traffic, and this serves a row of one bedroom bungalows, with family housing at either end. There is limited parking on the estate and it can be difficult for cars to pass each other at various times.

Redevelopment of Pill Gardens

Redevelopment of the estate to provide the following is paramount for NDH;
  • Providing homes that are modern, well designed and cheaper to run
  • Creating a better living environment for local residents
  • Providing improved road layouts and parking provision on site
  • Employment/training opportunities for local people
  • Improved reputation of Pill Gardens with an enhanced tenure mix on site

Current plans previously agreed by North Devon Council are being reviewed and a funding bid has been made to the Homes and Communities Agency (HCA) including Pill Gardens.

The outcome of this bid is informing the process that we are currently undertaking to provide definitive proposals in relation to work we will be carrying out on the estate over the next 4 years. It is expected that this will result in a fresh planning application being made to North devon Council by Christmas this year.

Next Steps

We have tendered contract works via Europe and now have a framework of three contractors to choose from - Pearce Construction, Galliford Try and Keepmoat.
 
Following this we are now waiting for the outcome of the HCA funding bid and have been in contact with residents on the estate to progress the review of options for delivering a programme of housing on the estate. As part of this process we have now served Initial Demolition Notices to all of our assured tenants.

Timescales

Work will start on site in the second half of 2012.
