Planned works and improvements

We carry out regular work to look after all our customers’ homes. This is called planned maintenance.

Sometimes we carry out large projects to improve many homes at once. We will always give you plenty of notice what we plan to do and when and we will communicate with you during the work.


Our Customer Care Team can tell you what work is planned for your home and when you can expect it to be done. If you think work is needed, you can tell us and show us photos and we will discuss this with you.


We have a responsibility to ensure that the key components (roof, kitchen, heating, external doors, windows and bathrooms) of your home are replaced in a timely, efficient and cost-effective way. This work is carried out by a range of contractors, including our own Home 2 Home team.


We accept that there are times when customers do not want improvement works to take place, however, there are items of work we need to complete for either health and safety reasons, or to meet legal and policy requirements such as upgrading heating systems to meet energy efficiency measures. We require customers to confirm in writing that they are refusing to allow us to carry out planned improvement works


Communal planned improvements


From time to time it will be necessary for us to undertake improvements in the communal areas of a whole block such as:

  • Emergency lighting
  • Decoration
  • Replacement flooring
  • Replacement doors
  • Rewiring of lighting, electrical cupboards and sockets located for cleaning companies to use
  • Lift maintenance
  • Fire alarms and smoke detection maintenance

When this work needs to be done, we’ll write to all customers in advanced to let them know the dates when it’s planned and how it might affect their ability to get in and out of the area.


Home surveys

Our Surveyors will come out to your home to do a survey every five years to ensure the information we hold on your property is up to date.
